PROJECT READINESS & OWNER ADVISORY

Senior Architectural Insight for Important Project Decisions

A building, renovation, tenant improvement, guest house, hospitality concept, or property acquisition can appear straightforward at first.

Then come the questions:

  • Can this project be permitted as envisioned?
  • What consultants are actually needed?
  • What has not been accounted for?
  • Are the plans coordinated well enough to price or build?
  • Will zoning, accessibility, parking, site conditions, design review, or an existing-building condition change the direction of the project?
  • Is the project team solving the right problem?

Aesthetic Effect provides independent, focused architectural advisory for clients who need clarity before committing to the next phase.

PROJECT READINESS REVIEW

Understand the Risks Before They Become Costs

The Project Readiness Review is a fixed-scope architectural advisory service for owners, contractors, and small developers who need an experienced evaluation of a proposed project before moving forward with major design, permitting, consultant, construction, leasing, or acquisition decisions.

This service is well suited for:

  • Guest houses, additions, and major residential renovations
  • Luxury residential projects requiring HOA or design-review approval
  • Commercial tenant improvements
  • Restaurants, retail spaces, offices, and hospitality concepts
  • Existing-building conversions and adaptive reuse opportunities
  • Property purchases or leases where renovation feasibility matters
  • Projects affected by zoning, parking, accessibility, egress, site, or code questions
  • Owners seeking an informed second opinion before making a major commitment

Typical Deliverables

Depending on the project, a Project Readiness Review may include:

  • Review of available plans, photographs, survey information, and project goals
  • Preliminary identification of permit, site, zoning, code, accessibility, or design-review issues
  • Identification of missing information and likely consultant needs
  • Prioritized action list and recommended next steps
  • Project risk and decision matrix

OWNER’S PROJECT HEALTH CHECK

An Objective Review for Projects That Feel Stalled, Overwhelming, or Unclear

Some projects need more than another meeting. They need a clear diagnosis.

The Owner’s Project Health Check is designed for clients facing budget uncertainty, schedule drift, conflicting consultant input, incomplete information, poor communication, contractor concerns, approval delays, or a general sense that the project is losing direction.

Aesthetic Effect reviews the available record and provides a focused outside perspective on what is driving the problem, what decisions are pending, and what should occur next.

Typical Deliverables

  • Review of plans, proposals, schedules, correspondence, and consultant information
  • Project timeline and issue matrix
  • Identification of unresolved decisions and responsibility gaps
  • Recommended next actions
  • Owner-only strategy meeting

Health Checks typically begin at $1,500.

WHAT THIS SERVICE IS — AND IS NOT

Aesthetic Effect’s advisory services are intended to provide experienced architectural insight, decision support, and project-direction guidance.

Unless separately contracted in writing, these services do not include construction documents, sealed drawings, engineering, surveying, environmental analysis, cost estimating, legal advice, permit guarantees, or representation before an authority having jurisdiction.

All project approvals remain subject to the review and discretion of the applicable jurisdiction, governing association, owner, consultant, contractor, and authority having jurisdiction.

BEGIN WITH A PROJECT FIT CALL

A short Project Fit Call is the first step.

We will discuss the project location, current stage, intended outcome, available documents, major concerns, and whether a Project Readiness Review, Feasibility Review, Project Health Check, or full architectural engagement is the appropriate next step.
